Sources of Plans
Whether you begin with a blank page, modify existing plans or choose a standard plan, the design
process involves several meetings. When the information collected is complete, the final plans and specifications will
be incorporated into the contract and the construction phase will begin.
How much will this home cost?
A turn key construction package will include three basic components: 1. the land, 2. site work, 3. the
home. No one can accurately predict how much your house will cost until the design and selections are complete. As
your Builder, we can assist with a rough budget in the beginning. The cost fluctuates with the choices you make and
the interaction of design elements; few decisions operate in isolation. Self discipline and well thought out
priorities are essential to staying within your target budget.

Developing the Budget
Once drawings and specifications are finalized, a more accurate budget price can be deter- mined.
The more customized your home, the more complex the pricing process. If the home comes in over budget, you will
have to choose which options you are willing to eliminate. A well-done budget is detailed, comprehensive and
realistic. This process can take a few weeks. By setting priorities at the start, you can build the home you want
and enjoy peace of mind on move-in day.
Change Orders
Because an item is not installed does not mean that changing it is easy or inexpensive. Changes in
the original contract often results in conflicting information in the field; this situation can lead to errors,
delays and added costs. As your Builder, we will document the change on a change order form. When signed by all
parties to the original contract, this form amends the contract, and may amend the delivery date and price.
The Final Stage
Soon your new home begins to look like you imagined it would. Suddenly all the meetings and
decisions are worth the effort. This will be an enjoyable experience, long remembered, resulting in your valuable
